Rayonier Inc., a leading global forest company, has retained LandVest, Inc. as its marketing and transactions manager for the disposition of the Ruby Timberlands. This 22,700±-acre property is a showcase for professionally managed west-slope and coastal timberland dominated by Douglas-fir, western hemlock, red alder, western red cedar, and other softwood species. The stocking levels and site productivity of these units are representative of well-managed forests in Western Washington. The Ruby Timberlands are being offered as two separate blocks (Clallam and Grays Harbor) in a single-stage bid event. Interested buyers are encouraged to submit bids for one or both blocks.

The Clallam block represents 14,200± gross acres. Located between the Pacific coast and the western foothills of the Olympics—more specifically in the west-end of Clallam and Jefferson counties, Washington—this block consists of four large tracts and eleven smaller additive parcels. It is estimated that over 70% of the gross acres are operable, with the vast majority of operable acres available for ground-based harvest operations. These managed timberlands have excellent internal road systems with very good egress to public roads. The location of the property provides exposure to domestic mills and export facilities in both the Port Angeles and Aberdeen log markets.

The Grays Harbor block represents 8,500± gross acres. Located on Washington’s coastal plain, approximately 25 miles northwest of Aberdeen, in Grays Harbor County, this block is a tightly clustered offering consisting of two large tracts and eight smaller parcels. Operability and productivity are consistent with the region with growing sites above industry average. These well-managed timberlands have excellent internal road systems with good access to public roads. Predominately ground-based logging and short hauls into Aberdeen lead to cost-effective delivery of logs to domestic mills and export facilities in the Aberdeen and Puget Sound log markets.

Both the Clallam and Grays Harbor blocks present the characteristics of an integrated ESG investment in sustainable forestry. The high growing sites coupled with confluence of coastal waterways, temperate forest ecotypes, and species provide strategies for carbon offset credits, public access, and conservation potential. These attributes can be monetized across various markets or utilized internally by the buyer to achieve ESG benchmarks. Additional information on this potential will be presented to registered participants in the process.

The Sale Process

The Ruby Timberlands are being offered in a single-stage bid format. Bids will be due in early April. Bidders are invited to submit offers on either property individually or on both properties combined.

A confidential information memorandum, updated inventory report, GIS shapefiles, Phase 1 environmental site assessment, bidder instructions, and other important diligence items will be made available through a virtual data room.
