North Lake Forest

North Lake Forest consists of three tracts of timberland totaling 22,522± acres situated on the western edge of the Adirondacks around Old Forge, New York. The property includes three separate but proximate tracts: (i) Three Lakes (3,352± acres), (ii) John Brown (8,267± acres), and (iii) J.P. Lewis (10,903± acres). Each of the tracts have their own unique attributes and characteristics that combine to provide an attractive timber investment with additive conservation and recreation values. North Lake offers a professionally managed timber resource with good site quality and excellent regeneration. Recent improvements to internal roads and bridges provide for a turnkey investment. The forest offers a hardwood-dominant resource of red maple, sugar maple, and yellow birch. Softwood and mixed wood stand types add diversity, providing substantial red spruce volume. A year-end 2020 timber estimate shows 3.9 MBF sawtimber and 15.6 cords pulpwood per forested acre. A conservation easement covers a portion of the acreage and encourages ongoing forest management, recreation, and conservation uses. Private recreational leasing generates meaningful non-timber income. Moose River, North Lake, and a variety of smaller ponds and streams offer attractive water resources. The property is not currently enrolled in New York’s 480(a) tax program.
