The property is being offered through a sealed bid sale process in two sale units: Coles Creek - North (8,909± acres) and Coles Creek - South (13,092± acres).

Coles Creek Timberlands is an exceptional collection of high-quality southern pine plantations situated in the thriving Mississippi forest products markets. Totaling 22,001± acres, Coles Creek Timberlands spans north-to-south from Oxford to Brookhaven, Mississippi. Each of the sale units are underpinned by quality timber growing sites, excellent stocking, and robust (and expanding) markets.

As a portfolio, Coles Creek averages 80% of its land area in commercial pine plantations with the balance in a mix of upland natural pine and mixed hardwoods. The pine plantations benefit from significant silvicultural investments--from improved genetic seedlings, to chemical weed control, to regular fertilization regimens--resulting in highly productive timber stands.

Coles Creek's configuration offers investors an opportunity to acquire a portfolio of investment-grade timberlands across Mississippi's multiple market areas. Individually, the sale units are appealing as standalone timberland investments, each with their own unique attributes.

Coles Creek Timberlands is being offered for sale through a single-stage, sealed-bid sale process with a bid date in late May.
