Hilton Timberlands

On behalf of our client, LandVest is pleased to announce the offering of Hilton Timberlands, a 41,465±-acre forestland investment opportunity located in northwestern Maine. This asset enjoys a multitude of benefits attractive for a variety of traditional forestland investors, as well as those seeking natural capital or impact investments. It is well positioned to provide exposure to sustainability concepts and climate-smart forestry outcomes. This is possible because Hilton Timberlands enjoys full fee ownership of all surface and subsurface rights as a foundational blank slate anchoring the property. Layered onto that foundation is a long-term, sustainably managed forest resource composed of natural hardwood and softwood types. Included in this are areas naturally well suited to regenerate and grow sugar maple. This area is also very productive in terms of maple sap and, as a result, several commercial maple sugaring outfits operate on the property, providing attractive annual tap lease income with notable expansion potential in both the near and longer term.

The property is concentrated north of Jackman along the international boundary with Canada. Specifically, the ownership is located in the townships of Bald Mountain (22,845± acres), Sandy Bay (15,458± acres), and Gorham Gore (3,162± acres). The two larger townships to the north are contiguous and have excellent legal access with 12± miles of frontage along Route 201 in Sandy Bay Township. Gorham Gore is a standalone unit with historical access via the Holeb Road, originating from Route 201. The ownership has a number of notable natural features including the looming Boundary Bald Mountain standing tall at 3,640 feet and headwater sections of the South Branch Penobscot River, among numerous other water and wetland features. Hilton Timberlands abuts Maine public reserved land.

Hilton Timberlands is being offered for sale in its entirety through a single-stage, sealed-bid sale process. The project data room will open in mid-June 2024.
