Provenance, Vermont character and modern style: Hilltop Farm’s early days were as part of the Billlings family holdings, and it is now a very private inholding in the National Park. The architect, David Beilman, partnered with the owners on a labor of love: evoking the property’s historic roots, (like the granite milking parlor floor that greets guests at the front entry), while making for a fun and elegant contemporary home.

Very much of the place, the entry leads through the foyer and out again to the stone patio with sweeping views of meadows and mountains beyond. Beilman used the ancient maples and stone walls of the old homestead to affirm Hilltop’s sense of place, by opening the house to the setting, and framing the views in “Sabra Field” windows. Locally sourced materials affirm the Vermont character, from rare Brandon, Vermont marble that Beilman personally selected from a now closed quarry, hand hewn beams in the dining room, to the fieldstone in the massive fireplace that centers the great room. The home is cleverly arranged to shrink and expand with need: single floor living accommodates a quiet weekend, multiple guest suites on the second floor combine with the main space while providing complete separation from the master wing. The capacious finished lower level play areas make for crash space for a crowd while keeping late night crowds separated from those who want to pack it in early.

The standard of construction is extraordinary, particularly in its attention to detail: from sound insulation in every wall, rainwater recapture to fill the swimming and fishing ponds, to passive solar, ventilation through working cupolas and LED lighting to manage energy costs. Appliances and systems are to the highest standard. The house is beautiful, comfortable, and just plain feels good to be in. The property is compact and easy to manage at 13 acres, but the borrowed acreage is vast, with numerous direct trail connections to abutting conserved land.
