Bid Event
11,507± Acres

Campbell Global, LLC, on behalf of Springboard Wallace Falls, LLC, has retained LandVest, Inc. as its transaction manager in the disposition of the Wallace Falls Timberlands. These timberlands are being offered as a package in a single-stage, sealed bid process.

The timberlands contain 64,453 MBF on 11,507± gross acres and 9,230± estimated operable acres located in Snohomish County of western Washington. The timberlands are mostly located in two main blocks approximately 40 miles from Seattle. Both blocks are situated along State Hwy 2 with approximately 4,976 acres south and 6,531 acres north of Hwy 2. This location provides for short haul distances to Douglas-fir, whitewood, and alder manufacturing facilities in Burlington, Washington with the closest cedar market in Morton, Washington. An active log export facility provides steady and significant demand and is located approximately 30 miles away in Everett, Washington. Adding to these log demand centers are additional facilities in Aberdeen, Centralia, Arlington, Issaquah, and elsewhere.

Predominately a Douglas-fir forest (61% of total standing inventory), significant amounts of various whitewoods (29%), alder (4%), and cedar (3%) are also found on Wallace Falls. Very good growing conditions and an average site productivity index of 115 create fast growing Douglas-fir plantations and engender short rotations. The RMAP on the timberlands is expected to be completed prior to closing.
