Green Diamond Resource Company has retained LandVest, Inc. as its transaction manager in the disposition of the Cedar River Timberlands. These timberlands are being offered as a package in a single-stage, sealed bid process commencing on June 16, 2016.
Cedar River Timberlands are located in a largely contiguous block in Pacific (16,316± acres) and Grays Harbor (1,334± acres) counties of Washington. The timberlands contain approximately 188,269 MBF on 15,983 forested acres, according to the seller’s inventory, and are ideally situated north and east of State Hwy 105 on Twin Harbors peninsula. Located in one of the best local log markets in Washington, these timberlands have short haul distances to domestic mills in Raymond, Hoquiam, Junction City, South Bend, and Aberdeen; in addition, there are several active log exporters in the Port of Grays Harbor. Both the Port and the domestic mills are within 30 miles of much of the timberlands. Providing additional tension to these local markets are facilities in Warrenton, Oregon and Centralia, Chehalis, Winlock, Amanda Park, Shelton, Elma, and Longview, Washington. Simply put, the markets for Cedar River are outstanding.
Predominately a western hemlock forest (52% of total standing inventory), significant amounts of Douglas-fir (36%), alder (9%), and cedar (3%) are also found on Cedar River. With over 80 inches of precipitation falling annually, coupled with the temperate climate and good soils, the area is an ideal environment for fast growing plantations. This is supported by a site index estimated at 114. The RMAP on the timberlands is well underway, and specific details are provided in the data room.
