Hancock Natural Resource Group, on behalf of its investors, has retained LandVest, Inc. as its transaction manager in the disposition of 22,090 ± acres in northeast Oregon and 561 ± acres in southeast Washington. These timberlands are being offered for sale, in their entirety, with a list price of $18,900,000.

The Oregon portion of Grand Ronde is located within 30 air miles of manufacturing facilities in either Elgin or La Grande Oregon. Other options for log off-take exist in nearby towns of Pilot Rock, Island City, Pendleton, and Umatilla. Under certain market conditions, export sales have also occurred through the Port of Umatilla.

These timberlands have been operated as commercial forests for over a century and are well stocked with a variety of merchantable conifer species. The Grand Ronde Timberlands are typical of those found in the region with mixed-conifer and predominately mixed aged stands managed on an uneven-aged basis. In the recent past, even-aged harvesting has been increasingly used such that over 15% of the ownership is now in well stocked and fast growing plantations. Based upon the seller’s forest inventory, Douglas-fir (40%) is the most common species, with larch, pine and true firs making up 51% of the remainder. The site quality is above that typically observed in the region, with an average site index of approximately 80.

In order to assist interested parties with evaluating the timberlands for purchase, a Virtual Data Room will be available on or before April 4, 2016. This Data Room will contain a full complement of data and information including: a detailed stand-based timber inventory, GIS data, map packages, form of purchase and sale agreement, preliminary title report, Phase I environmental assessment report, various operational and financial records, and other information. Access to this Data Room can be obtained by executing a confidentiality agreement.
