Tug Hill is an attractive Northeastern timberland investment situated on the western edge of the Tug Hill Plateau between Lake Ontario and the Adirondacks offering a compelling timberland investment with additive recreational and conservation values. The property is configured in two compartments east and west of the East Branch of Fish Creek between Osceola and Martinsburg. The timber resource is composed of variable-age northern hardwood (predominantly maple, birch, and cherry) with spruce and mixed-wood stand types provided additional diversity. The forest structure delivers a continuum of fully regenerated and mid-rotational forest with areas of mature timber available for harvesting. Access to the property is excellent via a mix of paved public road frontage and private secondary roads. A conservation easement encourages commercial forest management with the objective of “allowing the property to be managed as an economically viable investment, including acceptable periodic investment returns in perpetuity.” Private recreational leasing generates meaningful annual cash flow. Enrollment in New York’s 480(a) program offers a significant pending tax reduction for 2021. A recent summer-2019 timber inventory provides a significant volume update across a third of the property. Tug Hill offers one of the largest contiguous stretches of New York forest outside the Adirondack Park.
