Cook & Palmer Forest is composed of two adjacent timberland properties totaling 500± acres situated along either side of Potato Hill Road in Thetford, Vermont. The Palmer lot offers a 457±-acre forest dominated by pine and oak timber with extensive trails throughout. The Palmer section of the property has an easement held by the Upper Valley Land Trust that enhances conservation and recreation values while permitting ongoing forest management, recreation, and future development of a 600-square-foot recreational camp. The Cook lot offers an adjacent 39±-acre uneased lot with a 2-acre use value exclusion that provides an appealing potential camp development site with long distance views protected by adjacent conserved lands. Recent harvest entries have improved internal roads and retained high-quality timber. A fresh (post-harvest) timber inventory was completed in June 2020 showing 7.9 MBF and 25.2 cords per acre (report available upon request). Roaring Brook, a tributary of nearby Connecticut River, traverses the property. The property offers easterly views of the Connecticut River Valley and New Hampshire beyond. Lake Fairlee, Lake Morey Resort, the Connecticut River, Thetford/Fairlee Town Forests, Ely Mountain Conservation Area and Dartmouth Skiway provide proximate recreational resources. Dartmouth College is situated just 20 minutes south in Hanover, New Hampshire. Access is via Potato Hill Road South, a Class 4 town road providing drivable three-season access. Interstates 89 and 91 provide regional access via White River Junction, Vermont.
