Nicholas R. Pratt is a consultant and broker who offers advisory, project management, and brokerage services for land and unique high-end residential real estate, predominantly in New England.  Nick has been with LandVest since 2006.

Advisory services include: conceptual land use planning, valuations, and conservation planning.

Project management services include: managing surveys, wetland delineations, soil testing, environmental due diligence, legal work, and various permitting.

Brokerage services include: traditional open marketing, direct sales to developers and abutters, direct sales for conservation, and advising clients who independently manage sales.

Nick received a B.A. from Colorado College in 2001.  From 2001 to 2006, Nick worked for the Trust for Public Land (TPL) in Washington, DC and Boston.  Nick lives in Hingham, MA with his wife and two sons.   

Nick Pratt as a Project Manager at LandVest, was an experienced, thoroughly informed and highly valued member of the team that recently achieve the satisfactory completion of the sale of a residential property that had been acquired by members of our family some 235 years ago. Given the age of the home and various restrictions on the land put in place over time to assure its continued availability for agriculture, there were many technical requirements that needed to be addressed and resolved to prepare the property for sale. Nick knew what needed to be done and had relationships and experience with various contractors appropriate for that work. He was totally dependable in initiating, supervising and completing the work, ensuring that compliance with government regulations was observed and related permits and certifications were obtained while keeping us informed at every stage, not only of what was happening but what the expected next steps would be. We are grateful to have had the benefit of his commitment and expertise as it was instrumental in the satisfactory and timely completion of a complex sales transaction
