Situated in the rolling landscape of central Virginia in Buckingham County, Baucom is high-profile riverfront timberland. The property is within an hour drive to Charlottesville and Lynchburg and has over a mile of frontage along the James River (7,000 feet ±). At just over 2,500 acres, Baucom is a stand-alone timber investment enhanced by outstanding recreational value associated with the hunting along the James River corridor.

Baucom’s timber resource is split among pre-merchantable pine plantation (10 to 14 years old), merchantable pine plantation (15 to 16 years old), and mature Appalachian hardwood forest, at 931,414, and 1,118 acres ±, respectively. Both pine and hardwood harvest opportunities are available in the near term which will be driven by plantation thinnings. In addition to timber revenue, frontage along the James River provides additional revenue opportunities through conservation. Both the James River Wildlife Management Area and the James River State Park are within three miles of the property.

Baucom is accessed via county road, and a well-maintained road system provides access throughout the property.
