Blue Knob is a mid-sized timberland investment that features a 2,301-acre ± mosaic of mature Appalachian hardwoods and pre-merchantable pine plantations. As a contiguous management unit, Blue Knob is a solid timberland property highlighted with outstanding hunting and recreational opportunities. The property is situated in the Central Appalachian Piedmont along the Franklin-Henry County line, just east of the Blue Ridge Parkway near Martinsville, Virginia. The property is defined by moderate slopes and good growth sites for timber production and is in proximity to several regional wood products markets.
The timber resource is made up of approximately 62% natural hardwood, 33% pre-merchantable pine plantation, and 5% pre-merchantable natural pine. The natural hardwood stands are stocked with nearly 80 tons per acre of oak, hickory, and poplar. Pre-merchantable pine stands range in age from 12 to 14 years old and will be ready for a first thinning in the near term, providing the new owner with almost immediate income opportunities.
The property is about three miles from the Turkeycock Wildlife Management Area and is accessed through a network of public and private road systems from both the north and south ends of the property. These key access points provide for efficient management of property access.
