This is a 23± acre parcel of land on the eastern shore of Louds Island. An extremely private and attractive parcel, it includes 1500± feet of frontage on Muscongus Sound and has spectacular views. The property includes a spring with excellent water, a fresh water pond, a new in-ground septic system, a post and beam three level barn built in 1993-94 and an impressive seasonal dock with float. Over the past 35 years the property has been extensively reforested with a large variety of mixed hard and softwoods and includes three fields.

Louds Island is located just half a mile off the Pemaquid Peninsula, a large point of land extending into the Gulf of Maine and bounded by the Damariscotta River and Muscongus Bay. The island was the first of the "inner islands" to be settled by Europeans, who made residence there as early as the 1630s. It was continuously occupied by an active community of farmers and fishermen from the 1740s until the 1940s; today the island is home to more than thirty seasonal residences. It is just over three miles long, interlaced with old roads and dotted with historic homesteads, and reached by small boat in a 20-minute ride from Round Pond or Muscongus Harbor in Bristol.
