The property has a history of professional management for pulpwood and saw timber production consisting of site preparation, planting, thinning and mid-rotation hardwood control leading to fully mature timber. Both tracts offer a diversity of age classes with mature timber available for near-term harvest and established pre-merchantable pine stands poised for long-term value appreciation. Embedded stream corridors support additional hardwood diversity that enhances wildlife and conservation values.

The property is available in a variety of potential configurations including whole-tract and smaller parcel-specific sale options ranging from 59 to 942 acres ± providing a broad range of investment flexibility suitable to both timberland and residential buyers alike. The tracts are offered un-eased with no encumbrances. Conservation buyers will appreciate proximity to the headwaters of both the Nanticoke and Pocomoke Rivers and Great Cypress Swamp — tributaries of the Chesapeake Bay.
