LandVest is pleased to bring to market an exceptional Mid-Atlantic timberland offering located in southcentral Delaware at the heart of the Delmarva Peninsula. Nanticoke Headwaters is composed of two multi-parcel tracts—James and Daisey. The tracts are situated in close proximity to each other and offer a full suite of development, timber, conservation and recreation values centrally located within 10-20 minutes of local municipal populations including Salisbury, Laurel, Seaford, Georgetown and Millsboro. Soils testing has confirmed multiple sites suitable for on-site wastewater treatment and disposal systems.
The timber resource is composed of predominantly variable age loblolly pine plantations. The property has a history of professional management for pulpwood and saw timber production consisting of site preparation, planting, thinning and mid-rotation hardwood control leading to fully mature timber. Both tracts offer a diversity of age classes with mature timber available for near-term harvest and established pre-merchantable pine stands poised for long-term value appreciation. Embedded stream corridors support additional hardwood diversity that enhances wildlife and conservation values.
The property is available in a variety of potential configurations including whole-tract and smaller parcel-specific sale options ranging from 59 to 942 acres ± providing a broad range of investment flexibility suitable to both timberland and residential buyers alike. The tracts are offered un-eased with no encumbrances. Conservation buyers will appreciate proximity to the headwaters of both the Nanticoke and Pocomoke Rivers and Great Cypress Swamp — tributaries of the Chesapeake Bay.
The tracts are generally located within a two- to three-hour drive of Washington DC, Baltimore and Philadelphia. The property is currently leased for hunting, and the buyer may elect to continue or terminate the lease.
