Forest management has been a core service provided by LandVest since our founding in 1968. Currently, we manage over 1.7 million acres of private, industrial and conservation timberland.

LandVest’s Forest Management services provide an intimate, long-term partnership between the forester, the client and their land. The properties we manage are overseen by dedicated staff in regional offices throughout the Northeast and Mid-Atlantic regions. Management duties may require daily, weekly, monthly or quarterly visits and oversight by our personnel, depending on the size of the property and client objectives. Our management personnel provide a full suite of front-line management and back-office administration and support. This allows the client to participate in the operational management, accounting & administration as much or as little as they would like.

ACQUISITION DUE DILIGENCE

LandVest provides full acquisition related due diligence on hundreds of thousands of acres annually. Our goal is to assist our clients through the acquisition process with confidence. Our biometrics, geospatial, management and financial experts form specialized project teams, allowing the client to make informed decisions, based on the best available information and technology.

MANAGEMENT PLANNING

No two LandVest management plans are alike. Each plan starts with the landowner’s objectives, which form the overall strategy of the management plan. Our plans use stand-type level growth and yield modeling with associated financial analysis to achieve owner’s objectives. Harvest and operational scheduling are key components of each plan and act as a blueprint for our forestry staff. Plans can be written to comply with state tax abatement and FSC/SFI certification requirements.

TIMBER SALE ADMINISTRATION

Implementation of plan-based timber priorities is how client objectives are met. Through careful and regulatory compliant silviculture, timber sales are administered from initial planning and layout, through harvest operations and contract closeout. A thorough tracking and record keeping system ensures accurate contractor payments, either under stumpage or service contract formats

OPERATIONAL LOGISTICS

There is more to timberland ownership than just cutting trees. Silvicultural planning, road infrastructure maintenance, regulatory and certification compliance, and recreation lease administration are just a few of the services that LandVest offers as part of our full suite of management. LandVest believes understanding and implementing proper silviculture, and designing, constructing, and maintaining a superior forest infrastructure enhances short and long-term value.

NON-TIMBER VALUE ENHANCEMENT

Landowners and investors are always looking for new ways to draw value from their land beyond conventional timber revenue. Careful planning can unleash intrinsic value held in renewable energy potential, conservation easements, non-timber forest products like maple syrup and ornamental cuttings. Amenity value enhancement can also be accomplished through wildlife habitat development and aesthetic augmentation.

FINANCE AND ACCOUNTING

Financial analysis of stands, forests and timberland investments is a core discipline at LandVest. We apply discounted cash flow, econometric and sensitivity analyses to solve for optimal solutions. We balance traditional valuation techniques with our hands-on operational experience to develop real world models that enhance value.
