Midcoast Year in Review

RIDING THE FERRY, the Margaret Chase Smith, back from Islesboro in late December on a gray overcast day with stiff NE winds, gale warnings and snow in the air made me take a long look at where I was.  Penobscot Bay, while always beautiful, can be a challenging environment in the winter and I was glad that the Shada was safely stored indoors at the Yachting Solutions facility in Rockland.

Holland 38; Built in 2007; Hull by Holland Boat Shop, Belfast; Finished by D.N. Hylan & Associates Boatbuilders, Brooklin; Purchased and renamed Shada in 2010 ( http://www.soundingsonline.com/features/pro=les/71-a-lifetime-of-boats )

SHADA IS THE FOURTH BOAT that I’ve used in the real estate business and the best by far – not much slows down a Holland 38 – and with her, we can easily service all the islands in Penobscot Bay and beyond. After she’s hauled in the fall, I’m happy to ride the heated ferries with their summer waiting lines a dim memory. Still, I’m already looking forward to the 2017 season – both real estate and boating.

REAL ESTATE IS AND HAS ALWAYS BEEN a referral business, and for our continued success over the past twenty-plus years, we thank all of our clients and friends both newly met and those of long standing.

208 & 212 S Road, South Bristol. 30.1 acres with 3,910 feet of deep-water shorefront. Sold. $3,500,000. Joseph Sortwell represented the buyer.

ALTHOUGH THE HIGH-END MARKET east of the Kennebec River remains “soft” overall, LandVest in Camden had a surprisingly strong year with 7 of the 12 sales above $1,500,000 in the midcoast region. We were also pleased to have represented the buyers for the top sales in South Bristol as well on North Haven and in Camden Village. Combined sales of over $36,000,000 placed us as the top brokers for Maine, east of the Greater Portland market.

Crosstrees Estate, North Haven. 15.55 acres with 1600 feet of shorefront. Terry Sortwell. Listed for $3,275,000.

YEARS AGO, the original rusticators abandoned the crowded cities with their sweltering summer conditions and formed the land development companies that evolved into the diverse summer communities located along the coast. I believe that as the economic recovery continues, and buyers’ psychology repairs, we will once again see an increased demand for our vacation home offerings. After all, in our opinion, what Maine has to offer is far and away superior to the coastal offerings to our south (except perhaps for the water temperature).

Best wishes for 2017; may it be peaceful and prosperous for all. Please don’t hesitate to be touch if we can be of assistance.
